Something new, somewhere old. Completing the block at the Toronto Carpet Factory.

Rooted in the historic fabric of the Toronto Carpet Factory, the proposal completes the campus block bounded by King, Mowat, Liberty, and Fraser. Drawing inspiration from the site’s turn-of-the-century brick and beam architecture, the design introduces new street edges along Liberty Street and Fraser Avenue that frame views to key heritage elements, including the iconic Boiler House chimney and conserved brick elevations. The infill replaces surface parking and constrained structures with an interconnected, car-free laneway network and active courtyards, integrating housing, hospitality, and workspace while celebrating the complex's industrial legacy.
Iconic Heritage
The Toronto Carpet Factory is recognized for its late 19th-century industrial architecture. The proposed design respects this context by stepping the Fraser Avenue volume back to preserve sightlines to the historic Boiler House chimney. The new building facades incorporate brick masonry piers, regular window bays, and cast metalwork patterned after historic carpet geometries. This approach ensures the addition aligns visually with the existing heritage structures.
Campus Planning
The original factory layout relied on internal courtyards and railway spurs. By relocating surface parking to a consolidated underground garage accessed from Fraser Avenue, the development converts existing vehicle routes into car-free pedestrian laneways. A new 475-square-metre glazed passage connects the replacement 100 Liberty building to the street network. Level thresholds replace raised loading docks to allow at-grade public access, linking the new retail spaces directly to the central campus courtyards.
Mixed Use
The site currently functions primarily as a commercial office and retail destination. This project introduces 263 residential units and 168 hotel suites into the southeast corner of the block. A new 3-storey replacement building at 100 Liberty retains commercial office spaces and adds a rooftop pavilion. Ground-floor retail units expand the campus amenities and extend the active hours of the property beyond the standard workday.
